In 2010 New England Institute of Technology converted an existing 265,000 square foot office building into the centerpiece for their new East Greenwich campus. This state of the art educational facility houses numerous programs, including nursing, medical technology, drafting, graphics, and video production. The facility contains a central atrium, new science labs, state-of-the-art nurse training labs, dedicated multi-media production studios, a bookstore, a food court, and administrative offices.

Stephen Turner Inc. provided comprehensive commissioning from 2010-2012 to meet LEED fundamental and enhanced commissioning requirements. Stephen Turner Inc.also provided LEED consulting services to assist the project team with LEED credit template completion, development of a thermal comfort survey, and responses to clarifications requested during LEED reviews. The commissioned systems included new packaged rooftop units, energy recovery units, fan coil units, existing heating hot water system, computer room air conditioning, kitchen exhaust hoods, and make-up air units, automatic lighting controls, and the Building Automation System.

The commissioning process was tailored to the project from early design through the first year of occupancy and helped anticipate and resolve significant operational issues. Technical services including Functional Performance Testing and first-year tuning to help optimize HVAC systems and lighting controls.
